Which district to choose
Old Batumi is the historic centre and seafront. New Boulevard has high-rise new builds by the sea, many of them bought for short-term rentals. Gonio and Makhinjauri are suburbs: quieter, but further from the centre. For short-term rentals the sea matters most; for living, schools, shops and transport. Right now the cheapest are Makhinjauri, Bagrationi, the priciest Khimshiashvili, Gonio.
Makhinjauri — $1,200 · Bagrationi — $1,220 · Javakhishvili — $1,250 · New Boulevard — $1,350 · Airport area — $1,430 · Gonio — $1,550 · Khimshiashvili — $1,935
How the purchase works
- Decide on the budget and the goal: living, renting out or residency. This sets the city, district and type of building.
- Compare the flat’s price with its district. If it is far below or above typical, find out why.
- Check the developer, the building permit and the Public Registry extract: who owns the land or flat, and whether there is a mortgage or seizure on it.
- Have a lawyer read the contract before the first payment: completion date, penalties for the developer, what the price includes, the instalment schedule.
- Sign the contract and register the flat in your name at the Public Service Hall. It usually takes a few working days.
- If you cannot fly in, all of this can be done by power of attorney, made at a notary in your country with an apostille.
FAQ
How much is an apartment in Batumi?
New builds typically start from $1,400 per m². A 50 m² flat without finishing is about $70,000.
New build or resale in Batumi?

Can a Russian citizen buy a flat in Batumi?
Yes, there are no restrictions on buying flats. You need a passport. The bank account and money transfer are harder; we sort them out with a lawyer before the deposit.
Apartments or a regular flat in Batumi?
In Georgia, new-build “apartments” are usually registered as ordinary flats. What matters more is the construction stage, the developer and what the price includes (finishing, furniture, management). If buying to rent out, ask about actual occupancy of nearby flats, not promised yields.
