Right now the cheapest are Vazisubani, Samgori, the priciest Mtatsminda, Krtsanisi.

How the purchase works
- Decide on the budget and the goal: living, renting out or residency. This sets the city, district and type of building.
- Compare the flat’s price with its district. If it is far below or above typical, find out why.
- Check the developer, the building permit and the Public Registry extract: who owns the land or flat, and whether there is a mortgage or seizure on it.
- Have a lawyer read the contract before the first payment: completion date, penalties for the developer, what the price includes, the instalment schedule.
- Sign the contract and register the flat in your name at the Public Service Hall. It usually takes a few working days.
- If you cannot fly in, all of this can be done by power of attorney, made at a notary in your country with an apostille.
FAQ
How much is an apartment in Tbilisi?
New builds typically start from $1,489 per m². A 50 m² flat without finishing is about $74,000.
New build or resale in Tbilisi?
A new build can be bought in instalments from the developer, often interest-free, but you wait for completion and pay for finishing. A resale flat is ready now and can be viewed in person, but there is less choice and you pay the full amount at once.
Can a Russian citizen buy a flat in Tbilisi?
Yes, there are no restrictions on buying flats. You need a passport. The bank account and money transfer are harder; we sort them out with a lawyer before the deposit.
Where can I buy a cheaper flat in Tbilisi?
Vazisubani and nearby districts are usually cheapest, about $1,035 per m². But a low “from” price often means an early construction stage or no finishing, so compare the full cost until you can move in.
